1. HOUSING ELEMENT SITE RECOMMENDATIONS AND DISCUSSION OF HOUSING ELEMENT POLICIES

On June 21st, the City Council received recommendations from the Ad Hoc Working Group and City staff regarding the update of the City's Housing Element. The City Council continued its discussion of the Housing Element to this meeting. Six additional potential housing sites have been identified for discussion. Staff has reviewed the original and newly proposed sites and prepared recommendations on the combined list. Staff requests that the Council provide direction on the appropriate multi-family housing density, potential housing sites, and relevant housing policy.

Recommendation: Staff recommends a multi-family housing density of 22 units per acre to accommodate affordable housing and the specific potential housing sites listed below:

1. 1787 Grant @ Virginia
2. McClay Rd @ South Novato, including adjoining property
3. North Redwood @ Pinheiro and Ranch
4. Landing Court (RV storage)
5. Hill Road(off Redwood @ Ford Dealer)
6. North Redwood/Campus Properties site (900 feet North of Wood Hollow)

If you wish to speak, please sign up on the sheets that are provided at the entrance to the Council Chambers. Speakers will be recognized in the order they have signed in.
Due to the high number of speakers anticipated during the Public Comment period, and to give as many speakers a chance to express their views as possible, the time allotted to each speaker will be 2 minutes. If you are a member of a large group with a similar viewpoint, please designate one speaker to represent the group.

Attached are the meeting ground rules. Please take a moment to review them.

The Public Comment period will be organized by site which will be heard in the order below. Twenty minutes of comment time will be devoted to each category. There will be a 20 minute segment for those who did not get a chance to speak at the June 21, 2011 meeting, 20 minutes each on the proposed new sites, and 20 minutes for general comments or comments on multiple sites.
